Converting a property for multiple occupation involves more than adding bedrooms. Layouts, shared facilities, fire safety and local authority requirements all need to be considered.
Ecoficiency carries out building work for HMO conversions and refurbishments, working to the scope and specification agreed with landlords and their advisers.
HMO building work
- Internal layout changes and room creation
- En-suite bathrooms and shared bathrooms
- Shared kitchens and communal areas
- Fire doors and other fire-safety building works, as specified
- Refurbishment and decoration between tenancies
Planning, licensing and regulations
Requirements for HMOs vary according to the property, the number of occupants and households, the local authority and the proposed use. Some areas require planning permission (for example under an Article 4 direction), and many HMOs need a licence.
Room sizes, amenity standards and fire safety measures are set by the local authority and relevant regulations. We recommend agreeing your specification with the local authority, a fire risk assessor or other qualified adviser before work starts.
Ecoficiency cannot guarantee planning approval, licensing or compliance. We carry out the building work to the specification agreed with you.
